Croatia real estate: buy, sale property in Croatia

Why buy a property in Croatia?

The Croatian real estate market is in its infancy. House, apartments and land prices are still very favourable, particularly on the islands where you can find beautiful stone houses for sale built in the traditional style. Properties for sale commonly vary from beach side and city apartments for sale to detached villas and rambling rural piles. Foreign buyers typically focus on the property for sale on Dalmatian and Istrian coasts, especially the beautiful historic towns such as Zadar,Dubrovnik, Trogir, Split, Pula or better resorts such as Tucepi, Brela. There is a growing interest in investing in property for sale on Croatian islands, from Cres, Krk and Pag, through Vis, Lastovo, Brac and Hvar, down to Korcula and Mljet, many still cheap.

Property for sale in Croatia - Buying Process

You can buy property in Croatia either as a private individual or through a Croatian company. The company route is six weeks quicker because individual buyers need permission from the Ministry of Foreign Affairs. Also big advantage when buying through a company is that if you buy a property constructed after January 1997, you can claim the 22% VAT back.
    The costs for setting up a Croatian company are:
  • You must have initial capital: 20.000 Kn (around $4,200)
  • Legal fees of around $1,500 + 22% PDV (VAT)
  • Accountancy fees: $400 to $1,500
  • Court feses, public notary fees, around $500
For now there are no annual property taxes, but there is a purchase tax - 5% when buying real estate. For individual buyers legal fees are approximately 1.5% of the total sum. Real estate agents generally charge between 2% and 6% commission. If a property in private ownership gets sold within three years, capital gains tax is levied at 35%.

Real estate Croatia - prices

Prices for properties for sale in Croatia may vary a lot. The worst prejudice you may have when starting searching around for property in Croatia is that they are in general cheap. Especially in Dalmatia and Istria, the prices for well known destionations (like Dubrovnik) can be much higher than in some other not so popular destinations. There are also lots of other factors that may influence the price like general infrastructure of the area, connectivity, sea distance, view, etc. Prices are probably cheaper than same or similar ones in popular European and world destinations, but not let it be your guiding idea as have in mind that most Croatian properties for sale are very well and solid built.
